XAHM - Affordable Housing Management
Course Description
Affordable Housing Management is a 5-week, on-campus program designed to provide a foundation in professional property management, development and operations of the Section 42 Low Income Tax Credit Program, fair housing, income and assets, application certification lease renewals, and compliance.
Property management is the professional service of managing private, public, or third party owned real estate. Management companies employ property managers who are responsible for the day to day operations of the community including but not limited to greeting prospects, presenting apartment homes and features, and properly securing lease contract agreements for qualified applicants. Property management is a service oriented profession that strives to make current residents feel welcome and comfortable in their community.
This program is for students who may want to work for local, state, and/or federal housing agencies, would like to work for an affordable housing developer, continuing education for real estate professionals, and/or just interested in the topic of affordable housing. A degree is not required to be eligible for employment opportunities such as a property manager and/or leasing agent.
Upon successful completion of this course, learners will receive a Loyola University New Orleans Certificate of Completion and 2.0 Continuing Education Units (CEUs).

Learner Outcomes
Upon completion of this course learners will be able to:
- Describe the roles and responsibilities of property managers
- Discuss apartment leasing and marketing fundamentals
- Practice giving a leasing tour of properties to prospective tenants
- Explain the fundamentals of Tax Credit including the various stages including application, development, allocation, and compliance
- Describe types of discrimination
- Understand the concepts of protected classes and reasonable accommodations
- Understand inspections and lease violations and guidelines
- Describe the application and qualification process of affordable housing
- Practice determining household size and calculating income and assets
- Understand the application recertification lease renewal process
- Understand the process and rules for the compliance period of affordable housing
